Residents have access to just about everything, say real estate agents, who point to community features like waterside restaurants, marinas, eclectic shops, services, parks, a library and a theater. It's a close-knit community with a high priority on children.

Set on a peninsula with Manhasset Bay to the west and Hempstead Harbor to the east, Port Washington comprises four villages — Sands Point, Port Washington North, Manorhaven and Baxter Estates — plus a portion of Flower Hill. Buyers can find a variety of architectural styles and price ranges — from less than $400,000 to more than $10 million, agents say.

PORT WASHINGTON SALES PRICES. Year over year, the numbers are up, according to Multiple Listing Service of Long Island data. From July 1, 2012, to Aug. 26, 2013, there were 281 sales with a median price of $730,000. The low price was $235,000; the high was $1,929,000. From July 1, 2011, to Aug. 26, 2012, there were 221 sales. The median sales price was $692,000 with a low of $181,000 and a high of $1,780,000.
